2024 Housing Market Forecast The new year is right around the corner, and you might be wondering if 2024 will be the right time to buy or sell a home. If you want to make the most informed decision possible, it’s important to know what the experts have to say about what’s ahead for the housing market. This means that the 2.8% rise in 2023 sets the stage for an additional 1.5% in 2024, affirming the long-term value proposition of homeownership in the face of evolving market dynamics. Projections Show Sales Should Increase Slightly Next Year While 2023 hasn’t seen a lot of home sales relative to more normal years in the housing market, experts are forecasting a bit more activity next year. Here’s what those same three organizations project for the rest of this year, and in 2024 (see graph)

While expectations are for just a slight uptick in total sales, improved activity next year is a good thing for the housing market, and for buyers and sellers like you. As people continue to move, that opens up options for hopeful buyers who are looking for a home.

So, what do these forecasts show? The housing market is expected to be more active in 2024. That may be in part because there will always be people who need to move. People will get new jobs, have children, get married or divorced – these and other major life changes lead people to move regardless of housing market conditions. That will remain true next year, and for years to come. And if mortgage rates come down, we’ll see even more activity in the housing market.

Why it’s the perfect time to buy your dream home

Record Low Pending Home Sales. Sounds scary, no?

By no means should we think that the housing market doesn’t have a care in the world. To be sure, existing homes (and by extension, Pending Home Sales) have suffered on a combination of higher rates and lower inventory, but there are several counterpoints to historically low sales numbers. The “record” low reported by the National Association of Realtors last week is actually slightly higher than the number initially reported (and subsequently revised) in May 2020. More importantly, it just wasn’t very far from last month’s reading, nor was it a departure from the prevailing trend.

Simply put, pending sales had been in a high, stable trend before covid. Demand surged early in the pandemic when rates and prices were lower. Sales dried up quickly as prices and rates soared, AND as fewer sellers were willing to list their homes for sale. This is in stark contrast from the low sales counts surrounding the Great Financial Crisis which saw abundant inventory, lower prices, and lower rates. In other words, it makes sense for home sales to be in the toilet, and it will make sense to see them climb out once rates improve more meaningfully.

As you can see in the graph, rates are back to 3 month lows. With that said, we’re careful to qualify the recent rate reversal/bounce as a thing that “some analysts” expect, as opposed to a sure thing. Sure things are incredibly rare when it comes to the future movement in interest rates. When we expand our timeline over a longer period, we can see additional reversals that didn’t result in the end of the rate hikes.

Whether or not the current potential bounce proves to be THE bounce we’re looking for is HIGHLY conditional on upcoming economic data. In contrast to previous reversals, the economy
has reached a point where it’s showing signs that the Fed’s rate hikes have cooled inflation and growth off enough that the Fed could soon consider cutting rates. “Soon” in this context is measured not in days or weeks, but months–2 or 3 of them at least. It would also not happen all at once, but instead be a gradual process informed by key economic reports along the way.
