Hiring the Right Agent in a Multiple Offer Market

Hiring the right agent is always an important step before buying or selling your home, but when you are in a multiple offer market, it is even more important to have the right agent by your side. A talented, experienced agent will help you review your offers and help you choose the right one for your situation.

Here are a few tips to help you find the best Realtor.

Get referrals and references

Referrals from someone you trust is always your best bet. Ask your friends, relatives, neighbors, and colleagues for a referral. Ideally, ask for someone they have personally worked with in the past.

Don’t stop there! Once you have a few referrals, ask for references. Feel free to ask for contact information for other clients they’ve worked with in the past. Ask past clients if they’d hire the agent again, what they liked, and what they didn’t like about their experience. It will help you feel more comfortable when you make your final decision.

Research your agent

Before you hire an agent, you’ll want to find out if they are a member of the National Association of Realtors (NAR). There’s a difference between real estate agents and Realtors and in a multiple offer market, it’s good to have a more experienced professional in your corner.

It’s also a good idea to spend some time checking out their online presence. Visit their website or social media accounts they use to promote their listings. Check for reviews and find out if the Better Business Bureau has received any complaints. One or two negative reviews aren’t necessarily a red flag, but having more negative than positive reviews is a bad sign.

Ask questions

Don’t be afraid to ask your agent questions about their experience. They will be helping you through negotiations and helping guide you through the process. You’ll want an agent that has been in a multiple offer situation more than once and has plenty of experience.

A few questions you may want to ask include:

  • How many transactions have they closed?
  • How many times have they dealt with a multiple offer situation?
  • How will the agent market your home?
  • Will the agent help you with staging?
  • How successful have they been negotiating with other agents?
  • Are they part of a team?
  • How many active clients do they have?

Interview at least 3 agents

Don’t settle on the first agent you meet! Think of this like a job interview. You want to compare and contrast their skills and experience. Ask each agent the same questions and follow up on references.

Once you’ve narrowed down agents you think are the right fit, take a minute to go through our checklist and make sure your final choice meets these criteria.
