Negotiations - Negotiator  

8)     Discuss Situation of Subject Property with Agent 

9)     Draft and Sign Offer and Deliver Earnest Money to Agent 

10) Send Offer to Seller/Listing Agent with Convincing Information (CMA) 

11)  Negotiate until Acceptance or Rejection 

 

 

Under Contract – Problem Solver/Mediator  

12)  Forward Executed Contract to Lender for Processing 

13)  Deposit Earnest Money into Brokerage Trust Account 

14)  Order and Review Preliminary Title Report 

15)  Review and Discuss Seller Property Condition Disclosures 

16)  Due Diligence Deadline: Inspections, Renegotiate Terms as needed 

17) Appraisal Deadline: Review Appraisal, Renegotiate Terms as needed 

18)  Financing Deadline: Work with Lender to get Final Approval

 

 

Closing – Facilitator (Second pair of eyes)  

19)  Review Closing Documents for Accuracy 

20) Attend Closing/Settlement with Buyer(s)

21)  Follow-up on Funding and Recording
