Market and Interest Rate Update for February 2017
We will obviously be discussing this subject in more depth and detail and the Home Seminar above. But we wanted to give a brief summary here for those of you who can’t attend the Seminar.
Image #1 – this image shows the median sold price, # of listings and # of sold properties per quarter since 2012 in the top 4 counties along the Wasatch Front (Utah, Salt Lake, David and Weber).
As you can see:
1. values are up 30-45% since 2012 (depending on the market/property)
2. values have experienced a very consistent 6-8% annual appreciation since 2012
3. most annual appreciation occurs in the second quarter
4. the amount of listings sold almost equaled the amount of property listed during the 4th quarters of 2015 and 2016 (more demand than supply and evidence of a sellers market). This is a very strong indicator that we will continue to see 5%-8% annual appreciation for at least the next several years.
Image #2 – this image shows the estimated/predicted 10 hottest markets in the USA for 2017 (by Zillow, the largest and most respected and recognized national on-line real estate brand). Out of these 10, Utah (more specifically the Wasatch Front), is home to 3 of these hot markets – Provo, SLC and Ogden.
Utah consistently ranks as one of the top, if not the top, economies in the nation, safest places to live, most family friendly states and lowest unemployment numbers. Businesses are flocking to the Wastach Front, Lehi is gaining the appropriate nickname of “Silicone Slopes” (tech jobs that pay well and caused home values to dramatically increase) and Provo has definitely made a name for itself over the past several years. In addition, we live in a valley and land is running out. As experienced in many booming areas, as land starts to run out, home values go up and stay up.
Images #3 – Interest Rates started to creep up towards the end of 2016, but have started to come back down and stabilize in 2017.
Yesterday, we received an update from one of our lenders that these most common mortgages were being locked at the following rates:

30 year fixed-4.125%, (4.265% APR)
15 year fixed-3.25%, (3.493% APR)
30 year fixed-3.625%, (3.903% APR)
15 year fixed-3.000%, (3.493% APR)
Bottom line, due to low rates, past and expected appreciation, and the strength of the economy, this can be a great time to upgrade homes, buy a first home, cash out of an investment property, downgrade or buy an investment property.
Easter 'Egg'stravaganza 2017 - 6th Annual Client Appreciation Event
Be sure to keep Saturday April 15th, 2016 open on your calendar, because you won’t want to miss our 6th annual Easter 'Egg'stravaganza for supporters and friends of The Jared Fields Team (RE/MAX Results) and Lane Aldrich (First Colony Mortgage)!
Details are still being finalized, but our current plans include:
- 12 p.m. to 3 p.m. at Bicentennial Park in Provo
- 15,000 Easter Eggs and 3 different hunts (0-7 years, 8-15 years, 16+ years)
- The Adult Easter Egg Hunt will include incredible prizes, such as Traeger BBQs, KitchenAid Mixers, Blendtec Blenders, 48” TVs, $100 bills, Cutco Knives, etc.
- 10-15 Professional Characters in costume, including Disney Princesses and Superheroes, to interact with guests and for photos
- 5-10 face painters, balloon artist and other entertainers
- 4-6 jumping inflatable castles, slides, etc.
- Rides in the RE/MAX Hot Air Balloon (for clients in the past 24 months)
- Food and snacks (details TBD)
This is going to be the best Easter Event in the state! This event will be open to all past, current and near future clients, everyone who has given referrals or supported the team in some other way, and be personal invite from one of the sponsors. Guests will be required to register in advance to limit attendance (all guests will receive a wristband upon checking in in order to participate in the activities).
This is 2.5 months away but we already can’t wait!

Edge Homes New Townhouses
We will be discussing this more at our Seminar on Wednesday; but if you are considering investing in real estate, both for Utah and out-of-state residents, then you better read this!
In the next week or two, Edge Homes is releasing 4 new phases of townhouses between their 2 developments in Lehi and Riverton. This is an amazing opportunity to lock in a price now before they go up over the Spring/Summer.
